Why an EPC certificate?
An EPC is required from the moment your home is offered for sale or for rent. The seller therefore appoints a recognised type A energy expert who comes to inspect the home.
Supporting documents
Ahead of the site visit the owner can look up and gather the necessary documents (for example valid invoices for work done on the home). Presenting supporting documents often results in a better energy score. Where no supporting document is available, standard values are used.
Inspection
The type A energy expert comes on site to inspect the home. They look at the roof, the walls, the floor, the windows, the doors, the insulation materials used, the heating installation and so on. During the inspection the energy expert has to follow the inspection protocol.
Drawing up the certificate
The EPC certificate is then drawn up using the certification software made available by the Flemish Energy Agency.
